TDR

TDR (Transfer of Development Rights) In 1990-1991, the government of India made changes in DCR (Development Control Regulations) or guidelines for development in Mumbai and started giving F.S.I (Floor Space Index) benefits in the form of TDR (Transfer of Development Rights) to plot owners. This was done to provide for more open spaces in Mumbai and give incentives to developers to rehabilitate slums. This TDR can be only used in suburbs, from Bandra to Dahisar and from Chembur to Malad.

Under the TDR policy, real estate developers can have additional floor space or FSI if they give up some of their land to the government for road-widening or building and slum rehabilitation.

This TDR is allowed to be given to other developers if the developers do not use it themselves. However, TDR generated can only be utilized North of where it is generated. The plan shows the different wards in which the same can be used.
